If you're shopping for a new manufactured home in Mount Airy, elsewhere in Surry County, or up in Ashe County around West Jefferson and Crumpler, the first question is usually "what will it actually cost?" Meadow View Homes, based in Mount Airy, posts price ranges for its featured homes online, and its site states that home prices include delivery and set up. Below we compare seven of those homes by price and size, explain what "delivery and set up" does and doesn't settle, and cover the North Carolina permit basics you'll run into before move-in day.
Every home in this comparison comes from a Champion Homes plant in North Carolina: Laurinburg, Pembroke or Lillington. As Meadow View Homes explains, these homes are built in a controlled environment with pre-wired electrical, rough plumbing and precision carpentry, and up to 80% of the construction is already complete when the home arrives on-site.
Here are the published price ranges on the Meadow View Homes site, sorted from the lowest starting price:
A few things stand out. The PRIME from Pembroke has the lowest listed range of the group and is also one of the largest, at 1,819 square feet. If you need a fourth bedroom, the two Ironclad models from Lillington are the ones to look at: the 2860-12 at 1,600 square feet, or the 3260-05 at 1,820. The Cameron I and Cameron III have been the most-viewed homes on the site this month, and they bracket the middle and top of the price list, from 1,577 to 1,820 square feet.
Every price above is a range, not a quote. Your final number depends on the options you choose and on your site, so use these figures to narrow your list, then ask the office for a price on the exact home and location you have in mind.
Meadow View Homes' site says its home prices include delivery and set up. That means the cost of bringing the home from the plant and setting it on your property is already built into the price range, which makes comparing homes much easier.
What set-up includes in detail, and what sits outside it, is something to confirm with the office in writing before you sign. In particular, ask whether your price covers land clearing and grading, the foundation or pier system, a driveway the delivery truck can use, water and sewer connections (or a well and septic system), the electrical service hookup, and permit fees. On a mountain lot in Ashe County, site work can look very different from a flat lot near Mount Airy, so describe your land when you ask.
North Carolina oversees manufactured housing through the Manufactured Building Division of the NC Department of Insurance (Office of State Fire Marshal). According to the Division, new manufactured homes are required to be installed using the manufacturer's installation instruction manual, and the state publishes its own Regulations for Manufactured Homes. The Division also licenses manufactured home dealers, salespeople and set-up contractors.
Permits are handled locally. Surry County's Inspections department notes that state law requires the county to enforce building, electrical, plumbing, and heating and air conditioning inspections. In Ashe County, the Building Inspections and Planning departments share the work: Building Inspections checks new construction against the NC State Building Code, and Planning reviews new development under the county's Land Use Ordinance, which includes flood control and watershed protection.
Requirements can differ by county and by town, so check with the county office where your land sits, and ask the Meadow View Homes team which permits are part of your purchase and which you'll need to pull yourself.
